Your tenant portal is your access point for multiple services. You can download a copy of your lease, make a rent payment, request a maintenance or a moveout date and much more.

Appfolio is the software Payson Property Management uses to run most of our operations, as well as the Tenant Portal. If you receive emails from Appfolio or are directed to an Appfolio domain, that's still us.

Answers to Common Move-In Questions
When you've been approved and your property manager draws up a lease, you'll receive an email from donotreply@appfolio.com (whitelist this email address just in case). The subject line will read something like "Complete your move-in tasks." Click the blue Access Your Account button in the email to open the onboarding app and get started on your move-in flow. You'll be able to sign your lease, pay your deposit, and go through the process of providing us with your utility account information. When you're done, you'll see a link to Go Home, which will take you to your Tenant Portal.
In the Resident Onboarding app, the first tab is for Signing your lease. Please read your lease carefully and sign it electronically to move on to the next step: Review Move In Charges.
Your security deposit is due upon signing the lease, so if you look on the Review Move-In Charges tab you'll see that your balance reflects the security deposit balance. Pay it as soon as you can. After your property manager has countersigned your lease, your remaining move-in costs will appear. These must be paid before you can move in! They can be paid online, or if you prefer, you can bring a check or money order to your move in and give it to your your property manager.
The Resident Onboarding app mentioned above has a Confirm Utilities tab that will list the services you need to establish in your name and allow you to confirm you've done that by either typing in an account number or uploading a photo of your signup form. Answers to Common Moveout Questions
Your lease has a specific end date, so you'll generally need to stay on until the end of the lease. If your lease end date is coming up and you don't want to renew it, you must let us know as soon as possible, and no less than 30 days prior to expiration. If your lease term still has quite a bit of time remaining on it, moving out earlier than that (also known as "breaking a lease" is generally forbidden under the terms of the lease. If you absolutely have to move anyway, contact your property manager as soon as you possibly can.
In most cases, you can extend your lease when it comes up for renewal, and we usually presume that's what you want to do unless you let us know differently. If you do not intend to renew your lease, you are required to let us know no later than 30 days prior to the end of your lease. You can call or text us, send an email, or (much better) enter a Notice to Vacate through the Tenant Portal.
After you've logged in to your Tenant Portal, just click Contact Us from the menu and then Request Notice to Vacate. Enter your desired moveout date and your forwarding address there if you know it. You can also make the election to have your deposit refunded electronically (strongly recommended). Otherwise we have to print a check and mail it to you, which is obviously slower and more error prone. If anything changes, you can update it right there in the Tenant Portal, or at least contact your property manager as soon as possible.
Yes, it is different, since typically your lease will continue in full force afterward. The key is that you must notify us. It's a violation of your lease for one or more financially responsible parties to vacate without notice under an existing lease.
