Property Analysis and Marketing
Our first step is to analyze your property for suitability and optimal rent amount, taking into account the size, amenities, location, and of course, market conditions.
Then we build a marketing strategy, taking photos and writing a compelling description for a listing that appears not only on our website but on dozens of the top rental websites, including:

Our back end feeds prospects to your assigned property manager, and we get to work on showings and qualifying applicants to assure quality tenants.

Leasing and Rents
After a thorough background check, we'll draw up a custom lease, collect a security deposit, and begin the move-in process, including all the details like ensuring proper transition of utility accounts.
Going forward, we collect rents on your behalf through our Tenant Portal, which allows tenants to pay electronically and even set up for automatic withdrawals.
The Tenant Portal also allows tenants to report maintenance issues and other important information about your property, so we can smoothly address any issues before they become problems.

Maintenance and Repairs
Whenever there's a maintenance or repair issue, we handle that on your behalf, taking the service request or drawing up a work order ourselves as necessary.
Then we'll dispatch a qualified, insured local vendor to resolve the issue, review their invoice, and confirm the work has been done before paying the invoice.

Income and Tax Reporting
Rental properties generate a lot of paperwork, but ours is streamlined and easy to understand. Through your Owner Portal, you'll have instant access to:
Monthly statements detailing every transaction
Copies of bills and invoices
Consolidated cash flow report
Property management agreements and renewals
and more
You'll also receive (in addition to a 1099 form) a full year Consolidated Cash Flow report that makes your tax preparation a snap.
